Staging Services

We work with only the best service providers in the industry. In this market, why settle for less. We like to give Buyers the best optics of your property, to avoid being distracted and often having a hard time visualizing the home looking any different. We account for the fact that people have individual taste, and other small details such as furniture or décor that could make or break a deal. 

We assess your property with a free 1- hour staging consultant and if the assessment reveals some staging is required to achieve the best first impression for photography and open house, we discuss the options with you, and with your approval we book it. This service is included in your Listing Services Package…first impressions of your property are that important to us, and we want to get you results.

Professional Photography

You will never see an iPhone photograph on any of our listings – ever. Truly beautiful photographs capture the details and features and enhanced the overall look and feel of your home that ignites inspiration in Buyers and the motivation them to want to see more of your property.

Upon listing and staging, we promptly book a professional photographer, who spends approx. 1-2 hours - depending on the size of your property - shooting with custom and wide angle lenses for an incredible finished product. We book and handle the appointments, and keep you abreast of what’s going on. We promise, you will be amazed at the results.

360Virtual Tour

During the photography process, a special program is interfaced allowing the photographer to create a 360 degree video of the top rooms and areas of your home. We provide this “Virtual Tour” to MLS, upload it to our website, and post it to all our social media for all potential Buyers viewing pleasure.

Floor Plans and Measuring

Having all of the correct information on your home is imperative. Unless your house has very recent floor plans, we have it measured and a floor plan drawn up. A professional site measure is booked, completed and digitized for easy access to these important details. This floor plan then becomes part of our presentation package, and feature sheets for potential Buyers, at showings and Open Houses.

Open House & Showings

The stage is set, and your home is ready for its debut to the market. Together with you, we schedule the Open House dates and times. We have prepared our marketing/advertising materials and strategy, and execute it in a timely manner to get as much exposure and interest in your property as possible. In today’s current market, Buyers are often finding themselves in bidding and competitive scenarios. We are very familiar with this type of situation and have several strategies to discuss with you that create as much as interest as possible for your home. But no matter the situation, the market conditions or the trends, we have the expertise and negotiating skill to advise you on how you can maximize the dollars from your property.

We handle all the details of preparing your Open House and give you instruction on how to prepare your home. Visitors are given a guided tour, or able to walk freely about the house and we are there to answer all of their questions. The beautiful custom designed brochure about your property is available for everyone and we are armed with all and any specific information about your property that would be of interest to potential buyers.

Being available for showing requests from other realtors and potential buyers is extremely important…we don’t want to miss any opportunities and want to be there in person. You and your property are our top priority and we do our absolute best to accommodate all showing requests that come in, but it is equally as important to us that the showing time work well with your schedule and lifestyle. This is something we discuss with you when we are listing your property. We want to be aware of any special circumstances or times and dates that do not work well for you. We arrive early to prepare and ensure your home is prepared for the showing, with lights on and ready. We do our best attend each and every showing.

Property Feature Sheet, Brochures & Flyers

The marketing materials for your property are created by our graphic design team, who specifically work only with real estate. They take the beautiful photos we have done, floor plans created and the features and details and put it all together in a gorgeous brochure that is then used at all showings and open houses done at your home.

Exposure is key – and we work hard to get as much as possible, as soon as possible. Within days of your property being listed, we create a mail marketing plan for targeted areas. Our “Just Listed” brochure is a fantastic way to show off your property. A smaller version of the feature sheet, containing pictures, details and open house information. Ask us for a sample of these glossy, high resolution, quality brochures, and we would be happy to show you some previously done.

HomeLife Office Tour

At HomeLife, we host a weekly Office Tour, designed to showcase your property to our office of active Realtors. Upon listing your home, we submit your property “for tour”, securing your spot on the list for the next available tour.
On the Office Tour, we typically see 30 – 40 HomeLife Realtors come through your home during this scheduled morning viewing time. We handle all the details, and are at the property to hand out marketing materials, answer questions and book showings that may result from this event. We let you know in advance when the home is on tour, so you can prepare and plan accordingly!

Internet, Website & Social Media Exposure

94% of Buyers now turn to the Internet to start their real estate search – 94%!!! That is just an incredible number and explains the importance of having a website that is optimized for real estate searches, enhanced for all devices such as iPhone, iPad for easy on-the-go searching, as well as having MLS integrated in to our website for top, up to date listings. Having a web presence and using Social Media to the maximum of its capabilities and reach is also something we are excellent at. Facebook, Instagram, Pinterest are the main go-tos, and our team posts multiple times, daily. It’s a fast paced market and world – our modern approach and philosophy is staying on top.
